From "family" funds to international investors

"Over the years, there was a steady growth of real estate assets managed through real estate finance instruments, an indication of the need for a professional approach to the enhancement of buildings to the benefit of indirect real estate investment.

In recent years, the panel of listing agents has expanded, 'family' funds have almost disappeared, and the flow of capital from international professional investors has increased.

This has created new expectations on the part of investors, who are interested in constant monitoring of the investment, both in terms of profits distributed in the short term and with respect to return prospects in the medium and long term, guaranteed through diversification of capital allocation and attention to an ESG-compliant approach.

Despite investor input, the real estate market still appears to be lagging behind other investment asset classes, due to the low elasticity of supply typical of the peculiarities of buildings and a widespread resistance of some industry players."
